OTHER HERITAGE PROJECTS

Specific heritage related experience USA:

The majority of the projects listed below required close consultation with US Federal, State and local heritage groups.

Additionally all of the projects were private sector based and required application of tax and preservation statutes which were crucial to project feasibility.This included working with local authorities to develop historic building codes which would compliment existing code standards.

Activities included:

Site identification and acquisition negotiation
Capital formation for equity participation
Tax effective debt and equity finance structuring
Negotiation for construction financing
Interpretation of applicable building codes
Supervision of development
Commercial lease negotiations with tenants
Negotiation for long term financing
Arrangements for ongoing management
Sale of completed properties



Notable projects are :

Audiffred Building - San Francisco

Role - Principal Developer

The project involved a complex restoration of a premier San Francisco landmark over a period of four years. The building is listed on the United States register of historic places.

Bachelor Officers Quarters Benicia Arsenal - California

Role - Principal Developer

The project involved the restoration of a Civil War era building built in the Union Arsenal Facility located in Benicia on the Sacramento River California. The building was constructed by shipwrights who had abandoned their ships in San Francisco in order to participate in the
California gold rush. It is notable because the entire three storey structure is built with wooden dowel fastenings instead of nails.

Army Gaol Benicia Arsenal - California

Role - Principal Developer


The restoration restored the Gaol facility located in the Benicia Arsenal.The building is known for housing President Ulysses S. Grant who was jailed for drunkenness when serving at the facility as a cadet.

Headquarters Building Benicia Arsenal - California

Role - Principal Developer

The restoration was completed to a high degree of finish and allowed the building to be placed into full time commercial operation.

Silvia Restoration Project

Role - Crew, Navigator

The project involved the restoration of a 20 metre Baltic trading ketch built in 1897. The restoration was completed in Europe and the vesselwas sailed across the Atlantic to the Caribbean in 1971. .

Xanadu Restoration Project

Role - Principal


The project involved the restoration of an all teak 20 metre yawl designed by naval architect Philip Rhodes. Restoration occured over a five year period in San Francisco during which time the vessel was raced in five annual master mariners regattas for historic sailing vessels. Xanadu took three second places and two thirds against fleets of up to a hundred boats.

Galilee Restoration Project - San Francisco
Role - Consultant to a maritime museum group researching the feasibility of restoring a fifty metre wood trading schooner dating
to 1850.

National Maritime Museum - San Francisco
Role - Patron

Published the recollections of a 90 year old sea faring Captain relating to his connection with the Audiffred Building.
